Are there fees for the religious organization or charity to be part of the Charity Referral Network?
No. There is no cost to the charity. The only cost is the $295 administration fee that is deducted from the referral
fee.
Can our charity recommend a specific real estate agent to our donors?
Yes. Venice Realty will work with any duly licensed real estate agent and broker.
It makes sense for a non-profit organization to develop a relationship with
an agent or broker who values the work you do. Referral fees are common practice
in real estate. Many agents pay companies for referrals. Venice Realty is dedicated
solely to working with charity referrals and receives only a flat fee.
What if a home buyer or seller is already working with an agent or broker?
For a home buyer or seller to participate in this unique program, they must not
already have a working relationship with an agent or broker.
Does Venice Realty perform real estate services besides working with charity referrals?
No. Venice Realty is totally committed to providing referral dollars to churches and other nonprofits.

Does it cost a home buyer or seller more to work with an agent if there is a referral fee?
No. It should never cost more. Referral fees are usually
viewed as a marketing expense associated with the opportunity for a real estate agency to work with more clients.
This is generally true for resale real estate companies and sales offices for new home communities.
Who are the agents home buyers and sellers can work with?
You can work with any real estate professional with the proper credentials. They can be from the large national firms
or from small independent firms.
Can a buyer or seller download the forms and begin the process without knowing
which religious organization or non-profit they want to donate to?
Yes. The buyer or seller (the person who completed Part 1 of the Venice Realty, Inc. Referral Form)
is able to name a charitable beneficiary up to 30 days from the Closing Date of the real estate purchase or sale.
Are there fees for the home buyer or seller?
No. The gift comes totally from the referral fee taken from the real estate sales commission.
Are there fees for the real estate agent or broker?
No. There is only the 25% referral fee, paid similar to how other referrals are paid.
Can the donation be a charitable deducation?
Our goal is to ensure that as much money as possible goes to support
your cause and to keep admininistration costs as low as possible. Eleven
states exclude the gift from a referral
fee as a charitable deduction for home buyer or seller: (Alabama, Alaska, Iowa,
Kansas, Louisiana, Mississippi, Missouri, New Jersey, Oklahoma, Oregon, Tennessee).
Therefore, to keep the process as simple as possible, Venice Realty usually will
contribute the charitable gift as a donor-advised gift, given in honor of the donor
and to their recommended charity. For sales in the other states, at the donor's request,
Venice Realty will issue a Form 1099-MISC and make the donation as a gift from the donor.
In the situation where a Form 1099-MISC will be issued, the donor is eligible to receive a
charitable deduction.
